“The community really maximizes the serenity of being on the water,” says realtor Bob Ruiz, of Key Solutions Real Estate.
The panoramic water views provide for nature views by day and the lights of south Siesta and the city of Sarasota by night. “All condos have lovely water views from the back of the unit,” said Ruiz. Building 1240, the first building upon entering the community, has views of the marina and Intracoastal Waterway. Building 1260 has long range southern views of the ICW, and building 1280 sits directly on the waterway — with water views to both the north and the south.
Inside the three buildings, units offer atypical square footage for a waterfront condo.
“One of the newer water-front developments on Siesta, 2 and 3 bedroom units are unusually spacious and feature higher ceilings, stylish finishes, fire sprinklers, among other features,” Ruiz told Siesta Sand.
The two-bedroom, two-bath units are over 1,900 square feet, and are easily converted to three bedrooms by enclosing a portion of the very large living/dining room combination, Ruiz said. There is a separate eat-in dining area off the kitchen and a huge lanai, so there is plenty of alternate dining space if a bedroom is added. The three-bedroom, three bath units, meanwhile, are expansive at 2,200 square feet.
Many of the units have been renovated by high-end remodelers, noted Cisco Ruiz, a representative for Progressive Community Management, Inc., which oversees the community’s management.
Just one mile north of the Stickney Point bridge, the community is within walking distance to Siesta Village to the north and mid-Key shops and restaurants to the south.
Large laundry space in units and under-building garage are two practical amenities that owners take advantage of. “The in-unit laundry room is a great feature,” said Bob Ruiz, of Key Solutions Real Estate. “Many of the condos on Siesta, built in the 70s, do not have private washer/dryers. Dolphin Bay affords a large laundry room with built-in cabinetry and plenty of space for vacuums, broom, mops, etc.” The under-building locking garage is another unique feature at Dolphin Bay. Every owner has a locking garage with remote controlled door. Additional parking is readily available for families with two cars and for guests, Ruiz added.
The community was built in 1997 and 1998. Turnover has been low, and some original owners are now selling their units, noted Cisco Ruiz, the property manager, no relationship to Ruiz, the realtor.
The tennis courts, swimming pool/spa and the walking distance to the beach are favorites among residents, said Ruiz, the property manager.

A three bedroom, three bath unit with 2,200 square feet listed for $1,199,000, or $545 a square foot. The unit has been completely redone. All 3 bathrooms and kitchen have been completely updated over the past two years including new appliances, according to MLS listing information. The lanai was also updated as well six months ago to include track lighting, new fan, and extra outlets. The unit also features hardwood floors in two of three bedrooms, plus custom built-ins in the office/bedroom and den, and a new air conditioning unit. Slate and brick accents throughout provide an elegant touch as does the hand painted mural in the master bath.
The only two bedroom listed for sale, is listed for $849,000 by Ruiz and Sheri Ruiz, of Key Solutions Real Estate. The 1,915 square foot unit is listed for $849,000, or $443 a square foot. This new listing includes high ceilings, tile throughout, crown molding in the living, dining and master bedroom spaces, as well as plantation shutters and fire sprinklers. According to MLS listing information, the living/dining room features a wet bar and opens onto a large screened lanai that easily serves as additional dining space or living area. More outdoor living at the front of the unit in a fenced and gated patio/courtyard, allows for grilling. The large master bedroom opens onto the lanai on one side – and the master bath with dual vanities, Jacuzzi tub, walk-in shower, and private toilet.

On the higher end, a three bedroom, three-bath penthouse unit, with 2,200 square feet sold for $1,100,000 in August, 2016. The sale came to $500 a square foot. The recently-renovated penthouse was originally listed for $1,249,000. The unit features a custom kitchen with quartz counter tops, Sub-Zero refrigerator, and Jenn-Air induction cooktop, according to MLS listing information. The unit also includes a sanctuary master suite bathroom with dual vanity areas, quartz counters and a pebbled shower with unique fixtures.
A three bedroom unit with two-and-a-half baths sold for $1 M in October, 2016, or $400 a square foot. This updated southeast corner unit features crown molding, diagonal tile floors, an open island kitchen with Zodiaq quartz countertops and breakfast bar. The versatile floor plan allows for a dining room off the kitchen or off the great room. Master suite also capitalizes on the bay and waterway views and includes a big walk-in closet and updated bathroom. The third bedroom (or den) features French doors, and a Murphy bed for visiting guests.
A two-bedroom, two bath unit, with 1,915 square feet, sold for $775,000 in May, 2016. The sale came to $396 a square foot. The unit has waterway views. The large, coveted southern-exposure lanai has bay and marina views and sliding glass doors for year-round use, according to the MLS.
