Key West Style just over the bridge

The 19 townhomes at Siesta Pointe Sarasota are situated just over the Stickney Pointe bridge — a short stroll or bike ride from Siesta Key.

Perhaps the best attribute of Siesta Pointe is that proximity to the Key and nearby restaurants such as Captain Curt’s Crab & Oyster Bar and the new Daiquiri Deck South Siesta location, says Rod Ayer, who owns an investment unit in the community. “It is so close to Siesta,” Ayer said.

And while the community, located on Duval Lane on the southern side of Stickney Point Road, doesn’t offer water views, there is a breeze from nearby Little Sarasota Bay, and the units’ terrace doors let the breeze flow right through.

“Come middle of October, you can open the front and back terrace screen doors [on the main living floor],” Ayer said, “and let the breeze through.”

One thing the community doesn’t include is the higher price-per-square-foot that comes with Siesta condos, says Bob Ruiz, a realtor with Key Solutions Real Estate who has a 1,983-square-foot unit listed for sale for $375,000 in the community. The per-square-foot price is between $150 to $200 a square foot at Siesta Pointe, well below that is Siesta Key condos, Ruiz said. There have been just four units on Siesta Key in the past year that sold for under $240 a square-foot; most units sell for much more.

The HOA fees of approximately $300 a month at Siesta Pointe are also less than the typical unit on the Key. Only a very few units on the Key require fees even close to this, Ruiz notes. The relatively lower HOA cost, Ruiz said, still covers comparable items included in far-more expensive HOAs —such as insurance, heated pool, property manager, escrow reserves, the roads and grounds maintenance, building exteriors and roofs, and pest control.

  Additionally, the curb appeal is enviable, Ruiz adds.  The “West Indies/Key West style” townhomes are very attractive — painted in coordinating pastel colors, with balconies, brick paver road and driveways, and beautiful landscaping. “These units make a great impression from first sight,” said Ruiz, who has a three bedroom, two-and-a-half bath unit listed for sale for $375,000.

The townhome community features a pool and sundeck. The units are all around 2,000 square feet, with three bedrooms. All of the units are a similar size, but the end units are slightly larger, Ayer said.

Ayer has owned an investment unit in Siesta Pointe for two years, and his previous tenant just left because of a move out of the state. But the family really enjoyed it while they lived there. “She had high-school age children, and they loved it,” Ayer said. “She didn’t have to drive them around, they took their bikes right down to the beach.”

Ayer said there is a mix of full time and seasonal residents at Siesta Pointe. And a total of about three units are investment properties that are rented out either on an annual or seasonal basis.

Ayer, who lives on Siesta Key and owns several investment units on and around the Key, is currently updating his Siesta Pointe unit, and once the work is complete will either rent it out again, or sell the unit.

In addition to the great location just off the Key, the unit’s layout is another attribute of the community. With large windows and sliding doors, “the units are very bright and airy,” he said.

The first floor of the townhomes contains the master bedroom and the garage. The main living area, one floor up, has the kitchen and living area, and two terraces. The third floor has the two other bedrooms.

Sales

There is one active listing and one recent sale in the community of 19 units:

• Ruiz has a three bedroom, two-and-a-half bath unit with 1,983 square feet listed for $375,000. That listing price comes out to $189 a square foot. Some finished touches include wood flooring, ceiling fans throughout, tile on the diagonal, and a kitchen with granite counters, wood cabinets and stainless appliances. The master bath has a garden tub and walk-in shower.

• A slightly larger unit with 2,012 square feet sold for $385,000 in July, 2017. The sale came out to $191 a square foot. This three-floor unit has a brand new feel inside, with extensive updating that was completed in February, 2017. According to the MLS listing, both the bathrooms and kitchen were completely re-designed and re-done. The kitchen featured with new cabinetry, quartz kitchen counter tops, all new appliances, including cook top and separate built in oven, french door refrigerator, glass back splash, and 20 inch porcelain tile. The unit also featured views from most rooms of the community pool and palm trees.
