Somerset Cove is located on the north end of the Key a short stroll from Shell Beach.
The gated boating community of five single-family homes and six duplex townhomes sits on Coconut Bayou. “It’s very quiet back here,” said John Garrity, who has owned a home with his wife in Somerset Cove since 2008.
“It’s a natural bayou, not a canal, and the fishing is very good,” Garrity stated. You’ll find dolphins and many different birds to be common sights in the bayou.
All homes are three floors with 2,757 square feet of living area. There is an additional 800 square feet in the first floor bonus room space. Garrity said the first-floor space comes in good use for storage for kayaks and fishing gear, all necessary accessories for the lifestyle afforded by the waterfront locale. “We can keep all our toys on the first floor,” Garrity said.
For Garrity, the home offers a combination of one-of-a-kind features. When the couple was looking at homes, back in 2008, they looked throughout the region, including Longboat Key and downtown Sarasota, but during the search only Somerset Cove offered single-family homes with a private boat slip in a quiet and landscaped, beautiful setting and met the other needs that were on the couple’s list. The north Siesta location provides an easy exit from the island to downtown Sarasota, as well as close proximity to Siesta Village and Siesta Beach, Ruiz notes. But the closest amenity is Shell Beach, where Garrity and his wife, often with visiting family and friends, walk to watch the sunset.
“What makes them unique is that the community is maintenance free, gated and each home comes with a boat dock, many with lifts,” said Bob Ruiz, Realtor with Key Solutions Real Estate. “They are two blocks to the beach, minutes to Siesta Key Village, and a quick boat ride to the Bay and Gulf.”
Ruiz has a home listed for sale in Somerset Cove, a four-bedroom, three-and-half-bath, single-family home with a boat slip.
With private boat slips, the homes in Somerset Cove meet the needs of boaters. “Boaters definitely love the community with deeded slips and lifts permitted on the bayou,” Ruiz said. “The easy access to the Intracoastal, bay and gulf makes it a favorite community for power boaters, fishermen, and sailors.” But any buyer in this price range would be interested in the space available for the price. “For a home built in the mid 90's with concrete and block construction they are a very good value,” Ruiz told Siesta Sand. “Many of the homes come with elevators and all of the homes have high ceilings. There is very nice lanai space attached to the family room.” Each home also has a fireplace in the family room, which can easily be converted to gas.
Listings and sales:
• As of press time, there was one home listed for sale, the single-family residence listed by Key Solutions.
The home, listing for $779,000, features two master suites, one on each floor, along with two additional bedrooms. It has three and a half baths, a fireplace, two-car garage and a completely finished first floor bonus room.
"This home has a private setting and is in the rear of the community closer to the boat docks and is less than 50 yards to the [community] pool,” Ruiz said. The home includes a 35-foot boat slip and 10,000-pound boat lift. The large living room with wood burning fireplace and a wall of windows opens to the large screened lanai overlooking beautifully gardened grounds with a pond. The very large kitchen with beautiful wood cabinets, stainless steel appliances, and granite countertops accommodates a family sized table and chairs.
There have been four sales recently in Somerset Cove. The sales included:
• In April 2015, a three-bedroom, three and a half bath single-family home sold for $874,000. The home has a 20,000-pound boat lift. The sale came out to $317 a square foot. The home has a separate office and elevator to all floors. It features an open floor plan with a Family room close to the kitchen offering more water views.
• Another single-family home sold in August 2014 for $760,000. The home has three bedrooms and three and a half baths, and a slip and 8,000-pound boat lift. The sale came out to $276 a square foot. According to MLS, some of the features of this home include: granite counter tops, stainless steel kitchen appliances, Ray Routh kitchen cabinets, marble flooring, custom built solid ash wood bookshelves, custom closets, new carpeting, vaulted ceilings, and a bonus/game room of 720sf, insulated and hurricane resistant garage door.
• In July 2014, a three-bedroom, three and a half bath single family home sold for $650,000, or $236 a square foot. According to MLS, the home featured granite counter tops throughout, new appliances, new carpeting, freshly painted and included an elevator.
