On the south end of Crescent beach, the Crescent Siesta Key is a boutique luxury condominium community in the cosmopolitan contemporary architectural style, featuring lush landscaping and two pools, including one on the beach with a spa. Owner Stacy Durbin compares the building’s crisp architectural style to the post-war Miami Modern movement — also known as MiMo — and she says such architecture is “about the design, featuring angles, wings, glass, and some curved elements.”
“I love that the style is carried throughout the interior,” added Durbin. Inside, the units feature open floorplans and high ceilings and wide transom windows, allowing an “abundance of natural lighting,” Durbin says.
“The community architecture is definitely contemporary,” added Realtor Bob Ruiz, of Key Solutions Real Estate. Built in 2006, the 26-unit condominium is one of the newer maintenance-free communities on the Key.
There are oversized two-bedroom and three-bedroom units in the community, Ruiz said. They feature spacious master suites and high ceilings. The kitchens with islands are centerally located, Ruiz added. “Along with the volume ceilings, this creates a very open floorplan,” Ruiz said.
The units all have balcony lanais and many have outdoor kitchens. The property has under-building parking and two sets of elevators; each unit includes a storage facility, as well. Additional amenities include: a fitness center and well-appointed community social room with an attached patio.
“I love that The Crescent has a private, barefoot luxury feel,” says Durbin, who lives fulltime in Fort Collins, Colorado with her husband. The couple typically spends four to six visits a year at their unit, but they plan to move seasonally to Crescent once their two youngest children graduate high school.
The community is located across the street from Captain Curt’s Crab & Oyster Bar and conveniently located to restaurants, shops, and a grocery store. Other popular, smaller rental condominium complexes are located in this area, Ruiz noted, as well as the Siesta Key Hyatt.
“I recommend my friends to explore the Point of Rocks,” adds Durbin. “It’s peaceful to fish there in the morning and to snorkel later in the day. The limestone ledges make surprisingly beautiful formations.”
“I selected this community because of the small size of the complex and the location of the building,” Durbin says. We prefer this end of the beach and like the proximity to the South Bridge.”
Crescent has an onsite manager. “Our professional manger is dedicated to providing the owners a carefree experience when they are here,” Durbin says. “He continually maintains and upgrades the property. I love to come home to a stress free environment.”
The community also has a rental program. During season (January-April) there is a one-month minimum for rentals and then the minimum rental converts to weekly for the remainder of the year. Slightly more than half of the units, Ruiz said, are available for rent, although there is a combination of owner-use mixed in with the rentals.
• One current listing is a two bedroom unit listed by Todd Nahrwold, of Key Solutions Real Estate Group. The 1,650-square-foot corner unit is listed for $1,294,000, or $785 a square foot. According to listing information on MLS, this highly sought after unit has a history of producing $64,000 in annual rental income. The furnished unit features ceramic and wood flooring throughout, and a large lanai with an outdoor kitchen.
• A three-bedroom, three-bathroom unit with 2,143 square feet is listed for $2.64 million, and was recently reduced. The listing price comes to $1,236 a square foot. It comes furnished and features bamboo and tile floors throughout and custom upgrades, according to listing information on MLS. A Poggenpohl chef’s kitchen includes custom cabinetry and granite countertops. Glass sliders lead to a covered 10' x 17' lanai with full beach views and an outdoor kitchen. The lanai faces the courtyard pool. The master’s suite has an upscale master bath, full Gulf views and sliders that lead to the lanai. The guest suite has a private bath, and there is a Murphy bed in the 3rd bedroom/office.
• A three-bedroom, and two-and-a-half bath unit with 1,991 square feet is listed for $1.49 million, or $753 a square foot. According to the MLS listing, the original owners have rarely used this nearly-new condition unit, and it has never been leased.
